  PURCHASING PROCEDURE
 

Step 1 :

Orka Homes will draw up a legally binding contract in English with the purchaser, this will detail the payment or stage payments agreed at the point of sale and the terms and conditions of the contract.

Step 2 :
Copies of your passport/s will be taken for security checks which is the law in Turkey and these checks are carried out by
the Aegean Army.
Step 3 :
The land registry has to approve your application, This can take between eight to twelve weeks, security checks of the land and property location are done in
this time.
Step 4 :
Once all outstanding payments have been received, Orka homes will then sign over the deed property to the buyer. This
will be done in the local tax office in front of a government official. At this point you will be required to pay a purchase tax
( like stamp duty in the U.K) of 3,3% of the value of your property, this is customary throughout Turkey.
